What we do

Net-zero carbon benchmarking

We assess each asset against its CRREM decarbonisation pathway and establish its misalignment year: the point at which projected intensity is expected to exceed the pathway.

Retrofit planning

We set out the interventions required to bring an asset into alignment and produce a costed, prioritised capital plan: each measure sequenced for delivery, with its own GHGe abatement recorded.

Why this matters

Net-zero exposure now has a direct bearing on how a commercial asset is valued, financed and traded.

Valuation risk. An asset that falls out of alignment with its CRREM pathway faces reduced liquidity and marketability, reflected in valuation and acquisition pricing.

Regulatory exposure. Minimum energy performance standards in the UK and EU are tightening; assets that fail to keep pace face restrictions on lease and sale.

Financing terms. Lenders and institutional capital increasingly require science-based, CRREM-referenced disclosure as a condition of finance and ongoing reporting.

Capital discipline. Decarbonisation expenditure without a costed, sequenced plan risks both over- and under-investment.

Portfolio strategy. Each asset's misalignment year feeds directly into hold, sell and improve decisions, and quantifies which retrofits to prioritise across a portfolio.
