The capital case for a commercial asset's net-zero carbon position.
Carbon Proof provides two services for commercial real estate: net-zero carbon benchmarking, which establishes where an asset stands against its target decarbonisation pathway, and retrofit planning, which sets out the capital required to hold it on that pathway. Both run on the same assessment engine and each can be commissioned separately.

Net-zero carbon benchmarking
We assess each asset against the Carbon Risk Real Estate Monitor (CRREM) pathway for its use and market to establish its misalignment year – the point at which projected energy or carbon intensity exceeds that pathway. The assessment covers both energy and refrigerant-related emissions, a scope conventional screening tools typically omit, and resolves into an asset- and portfolio-level view of transition risk relevant to valuation, capital planning and regulatory compliance.

Retrofit planning
Each roadmap sets out the interventions required, sequenced to the building's capital cycle and costed against published UK and European benchmarks. The roadmap engine answers three distinct questions a client may bring to an asset:
- (i)the lowest-cost capital programme that holds the asset on its CRREM pathway until a target year;
- (ii)the maximum carbon abatement achievable within a fixed budget;
- (iii)the alignment ceiling – the latest year to which alignment can be held at all, certified for that asset.
Each answer is produced as a separate, auditable output with its own capital plan and abatement record.
