Who we are
Carbon Proof is an independent advisory providing net-zero carbon benchmarking and retrofit planning for commercial real estate across the UK and Europe. Our focus is existing buildings, informing decisions at both the asset management and transaction stages of the investment cycle.
Founded in 2026 by Tom Gibbs, Carbon Proof draws on technical engineering expertise and direct experience of real estate transactions and investment to determine not only a building's net-zero carbon position, but the capital route that holds it on its pathway.
Our mission
Net-zero carbon positioning in commercial real estate is frequently stated without a reproducible evidential basis, and a benchmarking result alone is of limited use without a costed route to act on it. Carbon Proof exists to close both gaps: every figure traceable to a primary or recognised industry source, and every benchmark capable of being paired with an individual, costed intervention roadmap.
Our approach
Every result is reviewed and independently verifiable – a structural distinction from automated portfolio-screening tools, which generate outputs without input review, methodological rigour or asset-specific context. Assessment covers both energy consumption and refrigerant-related emissions where present. Full detail on evidence sourcing and reproducibility is set out in the Methodology section.
Our leadership

Tom previously worked at Longevity Partners, a multidisciplinary energy and sustainability consultancy, where he developed their sustainability due diligence service line and went on to head their global transactions team. Over his five years there, Tom led on the transaction of over 400 buildings across all asset types – including offices, hotels, industrial warehouses and data centres – for major real estate investment funds.
Tom holds a Master's degree in Engineering Science from the University of Oxford, specialising in Environmental Engineering, and began his career at a boutique strategy consultancy advising mid-market private equity funds and multinational corporations across industrials.
